Home Sales Off to a Busy Start in 2017

It’s the New Year, and you may be thinking about selling your home, wondering what the best time of the year is for you to make that happen.

Fortunately, we live in an area that has many great opportunities throughout various seasons.

Our spring market tends to begin a bit earlier than most people expect. As a matter of fact, we are already off to a very busy start this year. Houses are being shown in all price ranges, and contracts are rolling in. Rates have risen slightly, many buyers have jumped off the fence, and consumer confidence is strong.

There is competition to consider. While you may prefer to wait until all of your flowers have bloomed and the grass is green, it may be more advantageous for you to put your home on the market before you have higher inventory to compete with.

Depending upon your location, price range, and your home’s condition, timing could be one of the most important factors for you to consider — especially if you have a home to sell.

We coordinate selling and buying all the time, but there are certain times of the year when a seller may be more willing than others to accept a home sale contingency. You will not be able to compete against other buyers as well (or at all if they are non-contingent depending on the price range of the home you would like to buy and location) if you have a home sale contingency so you need to buy at the right time to minimize your buyer competition and maximize your rate and purchase.

One of the most important factors for you to consider are rates. If you are looking to purchase a home after selling, or if you are just looking to buy, now is the time to talk to a lender and get pre-qualified.

There are some wonderful grant programs out there for first time homebuyers, and a great lender can help make sure you get into the right program if this isn’t your first rodeo. Rates have risen slightly, so consider your options now so you can take advantage of still historically low rates before any more increases come about down the road.
