“It’s like a national park – everything is clear and full of natural beauty.” These are the words of the current owner of 3390 Pannell Lane and they could not ring truer. This 11.81-acre estate boasts a principal residence and… nine total outbuildings throughout its totally open landscape. And, yes you read that correctly, nine total outbuildings (and more on those in a bit)!
What truly makes this estate is the land. Bordered by Mountain Run creek on three sides, the Civil War-era Battle of Mine Run took place on and around the property. Today, you can still find Civil War relics on-site, including a cannon emplacement and so much more. Throughout the property’s storied history, it was the site of a moonshine operation and numerous gold mining operations in the creek itself.

Dotting the property are dogwoods that bloom bright pink, wildflowers, burr oaks and towering hardwoods. It is not uncommon to be visited by bald eagles, great blue herons, white herons and more of nature’s marvels. For hunters, turkey and deer frequently visit and you can certainly catch smaller fish in the stream.

Let’s focus in on these outbuildings, all of which are a beautiful tan with green roofing. Perhaps the most eye-catching is the office, which is loaded with a bay window, pine chair railing, a pine ceiling and massive hardwood executive desk. Nearby is the “secretary’s office” as well a full workshop with its own power and light set-up. Continuing along the outbuilding tour, the agricultural building is absolutely massive, with a 26×30-foot open space and dynamic animal section for grooming, exercise and so much more.

Additional outbuildings include a one-car garage, thermo-constant dog kennel (there are 20 runs in this kennel!) with massive amounts of storage space, larger garage that may be easily converted into two apartments; carport structure; and dry/tight storage shed. You simply must see and explore these outbuildings to believe ‘em!

The principal home has two bedrooms, two baths and spans 1,400-plus square feet. All within the past five years, the home has a new roof, windows and hot water heater. The home itself was constructed from stone that was gathered on property! Before heading inside, appreciate the fountain out front as well as the deck that is the length of the house. Anchoring the rambler-style home is a dining room / living room area, breakfast nook and kitchen. Off the back of the home is glass French door access to the sunroom. The breakfast nook and kitchen were remodeled with new flooring last year. The primary bedroom has an ensuite bath complete with tub-shower combo. The home is serviced by a spring-fed well that the owner says is “absolutely delicious.”

While certainly an outdoor paradise, 3390 Pannell Lane is close to so much the region has to offer. The historic downtowns of Culpeper and Orange are within 25 minutes and Downtown Fredericksburg is approximately 28 miles east. For everyday needs, there are market options approximately 10 minutes south as well as grocery, dining and restaurant selections galore 25 minutes northwest in Culpeper.

“To live among nature like this is amazing… it looks like a Swiss chalet and the stunning scenery of it all is like no other,” says the current owner of 3390 Pannell Lane. This home is primed for tranquil living and outdoor fun like few others in our region. Book your showing today!
