Home of the Week: HOA-Free Grafton Village Home

From Amy Cherry-Taylor

A rare gem has emerged in highly sought after, HOA-free Grafton Village. Who will scoop it up? This rambler-style home with unique European-esque features spans 1,100 square feet, three bedrooms and one bath. The current owners have carefully cared for the Stafford County residence since 2017.
Zooming in on the .26-acre yard, the backyard is fenced with an enormous shed as its anchor. This is not the typical cookie-cutter shed? It has a concrete slab base and two levels (inclusive of the attic, which is accessible by pull-down ladder). The deck out back is two-tiered and massive as well! Out front, two mature trees add that much more charm to its landscape. In addition to its gravel driveway and off-street options, there is a carport for parking or potential outdoor storage. Bonus: There is a basic hybrid/electric car plug-in that may be easily upgraded to a 220-volt set-up, too! The home itself has a brick-clad lower half, off-white coloring and pops of blue with its shutters and front door.
Entering the home, you’ll find the hardwood floored living room; dining room (with nearby deck access and new flooring) and the kitchen. In the words of its owners, everything in the kitchen is fresh! Kitchen highlights include its rectangular-cut backsplash, recently remodeled cabinetry (just two years old!) and stainless-steel appliances. Just off the kitchen is access to the carport.
All three of the home’s bedrooms have brand new carpet and share a totally redone bathroom. The bath has luxury vinyl plank flooring, light blue paint and tile accents on its wall and a huge stand-up shower with a built-in bench. The primary bedroom is right off the bath. As for laundry, the laundry room is huge and complete with large cabinets and oodles of storage/organizational space.
The hot water heater and HVAC set-up are also housed there and have been meticulously kept. Some bonus nuggets from the owner: There is a built-in attic antenna, meaning 25-plus TV channels with a crystal-clear signal come with your home. There are also electric outlets noticeably everywhere for convenience and there are spigots on the front and back of the home for yard work.
Beyond Grafton Village, so many Fredericksburg (and beyond!) highlights are within minutes. For groceries, shopping and dining, Woodlawn Shopping Center and Town & Country Market Place are both within five minutes. On the commuting front, the Leeland Road VRE station is within five minutes, too! For I-95 commuters, the Route 17 and Centreport Pkwy. exits are 10 minutes from your doorstep. And, let’s not forget, all that awaits in Downtown Fredericksburg less than 10 minutes southwest. Move-in ready. A stellar location. An expansive yard. And… so much more. 408 Sullivan Drive deservingly checks so many boxes. Book your showing today!
